		<description>My sister unmarried died intestate.our parents are also dead. Only four biological sisters are alive class1. Her brothers died long ago but has children.Who are the rightful heirs to her property. While she was alive I was taking care of her financially and giving her home to live in Chennai for 15 years since she was ill. Her property is in Kerala. I have read many articles and one said that, in such cases, the close relatives who are alive at the time of her death are the heirs.Please advice me.</description>

After his  deth the house katha was transefered to my mothers name. now my mother also expired on 10.12.2008, without making anywill . We are 6 brothers and 2sisters , out of which my one elder and one youngest unmarried  brother dead.
KIndly give the leagal succession shares of brothers and sister under the act.</description>

		<description>One registered Will dated 29-08-1989 was executed by one Subba Rao. 
As per the terms of the will life interest is created infavour of wife namely Lakshmi. 
After the death of his wife namely lakshmi, life interest is created infavour of daughter in law namely padma. 
After death of the daughter in law namely padma, full rights infavour of (A and B) who are the children’s of padma for half share and also grand children’s of padma (Children’s of A and B) for half share.
	The executants (Subba Rao) died on 21-02-1994.
	Executant’s wife (Lakshmi) died on 23-01-2001.
Later daughter in law namely padma and her two children’s (A and B) executed a registered sale deed dated 29-12-2004 infavour of third party. 
It was recited that in sale deed that padma is having life interest and A and B and also children’s of (A and B) are having full right in the property. It was recited since A and B are unmarried and hence (A and B) are the absolute owners of the property. 
Whether the sale deed executed by them is valid? If so what are the reasons and provision.</description>
